It is easy to fill a short trip with viewings. Each home offers something appealing, but the days can end with plenty of photographs and little basis for choosing. A useful visit gives you time to test the details that would make a home work for you.
This is a way to organise that visit, rather than a ranking of neighbourhoods or a complete purchase guide. The example below is illustrative, not a client case or a report of local fieldwork.
Set the questions before booking the viewings
Write down how you expect to use the home. A few leisure visits, several months working remotely and a permanent move produce different requirements. Describe the people who will use it, the journeys that will recur and the practical needs that could rule a property out.
Consider a couple planning several months a year in Brazil. They need two separate places to work, convenient shopping and room for visiting family. One likes a home close to a favourite leisure setting; the other is drawn to a property that appears better placed for ordinary errands. Both deserve a viewing, but they need to be compared against the same working week.
Agree which requirements are essential before seeing either home. In this example, two workable spaces are essential and a larger balcony is desirable. That distinction will matter when an attractive viewing makes it tempting to relax the brief.
Ask whoever is arranging the search to explain how each proposed home matches those requirements. Leave gaps between appointments for independent exploration and a return visit. The number of properties seen is a poor measure of whether the trip answered your questions.
Use the same test at each home
Walk through an ordinary day at the actual address. Try the arrival and building access, the space where you would work and the errands you expect to repeat. Make the relevant journeys at times that resemble your intended routine. Record when you tested them, so one convenient trip does not become an assumption about every day or season.
For the couple, a viewing should include checking whether both working spaces can be used at the same time. A spare bedroom with a desk may look suitable until they consider privacy, household noise and where guests will stay. If reliable connectivity is essential, establish what can be tested during the visit and what needs separate confirmation.
Give each home a short note in the same format: the requirement, what you observed and what remains unanswered. For example, “Both rooms can accommodate our work setup; connectivity and weekday noise are still untested.” This says more than “good for remote work” and makes the next enquiry precise.
Repeat the visit where the answer could change your choice. If you cannot test the conditions that matter, record the gap. Another buyer's account of living there can suggest useful questions, but it cannot establish how your own routine will work.
Keep address questions ready for professional review
Practical suitability and the purchase review belong in the same decision, with separate evidence. Ask an independent Brazilian property lawyer which documents are needed to assess the seller's authority, title, recorded matters and proposed agreement. Ask an appropriate technical professional to assess condition or intended alterations within an agreed scope.

Suppose one shortlisted home has an enclosed space the couple would use as an office. They can assess whether the room suits them during the viewing. Its documented status remains a separate question for the professional team. Keep both findings visible rather than allowing the attractive room to settle the whole issue.
For a condominium, request the information needed to understand charges, proposed works and rules relevant to your use. If rental income is part of the plan, obtain the appropriate assessment before counting it as a reason to buy.
Leave room for the questions a visit cannot answer
Some parts of the plan require an appointment or written enquiry rather than another viewing. Ask the receiving institution and advisers about the proposed funding route, documentation, costs and timing. Keep the purchase price, transaction expenses, work and reserve distinct. A converted price on a listing does not tell you the amount your chosen transfer route will deliver.
Identification and relocation also need separate attention. Brazil's CPF registration service includes foreign individuals and resident and non-resident registration. The Ministry of Justice sets out residence authorisation as a separate process. Have the relevant advisers assess your intended stay, work and tax position before relying on a relocation plan.
If you will be away for long periods, use the visit to investigate local care arrangements. Ask a prospective provider how a problem would be noticed, reported and authorised for repair, then request a written scope. Availability and responsibility should be established for the particular home.
Finish with a brief you can act on
For each property still under consideration, write a short conclusion explaining the fit, the remaining uncertainty and the next action. The couple might conclude: “Home A suits shorter leisure stays. Home B better matches our working routine, subject to the office-space review and connectivity check.” That is a useful result even if neither home is ready for a purchase decision.
Give each unresolved issue a responsible person and an expected response date. If the trip changes your requirements or rules out the current shortlist, revise the search. You do not need to turn a research visit into a commitment to justify the journey.
